Les courtiers immobiliers \u00e9tant, en quelque sorte, \u00e0 la t\u00eate de leur propre entreprise, ils recourent aux services d\u2019un coach pour faire fleurir leurs affaires.<\/p>\n<p>\u00ab\u2009Auparavant, le coaching n\u2019existait pas dans notre industrie, dit le pr\u00e9sident d\u2019OSE Coaching, Samir Bachir. Il y a 17 ans, quand j\u2019ai fond\u00e9 l\u2019entreprise avec ma conjointe, Diane Mignault, je devais courir apr\u00e8s les gens pour leur expliquer pourquoi ils en avaient besoin.\u2009\u00bb<\/p>\n<p>Aujourd\u2019hui, OSE Coaching accompagne individuellement 250 courtiers et offre chaque ann\u00e9e des formations de groupe \u00e0 un millier de participants. L\u2019entreprise, dont le si\u00e8ge social est situ\u00e9 \u00e0 Laval, organise aussi un \u00ab\u2009camp d\u2019entra\u00eenement\u2009\u00bb annuel qui r\u00e9unit entre 500 et 600 courtiers, avec lesquels elle peaufine essentiellement leur plan d\u2019affaires.<\/p>\n<p>Sa client\u00e8le est compos\u00e9e de courtiers qui arrivent dans le m\u00e9tier et qui veulent percer dans la profession, d\u2019entrepreneurs exp\u00e9riment\u00e9s qui se disent fatigu\u00e9s et de dirigeants d\u2019agence avec lesquels OSE Coaching travaille sur le recrutement et la r\u00e9tention.<\/p>\n<p>Le courtier et pr\u00e9sident de la Chambre immobili\u00e8re Estrie-Mauricie-Centre du Qu\u00e9bec, David Bourgon, estime que la tendance du coaching a pris beaucoup d\u2019ampleur depuis la fin de la derni\u00e8re \u00ab\u2009ru\u00e9e vers l\u2019or\u2009\u00bb.<\/p>\n<p>\u00ab\u2009Durant la pand\u00e9mie, il y a eu un paquet de nouveaux, des personnes qui voyaient les courtiers aller et qui se sont dit: \u201cJe vais devenir courtier, \u00e7a va \u00eatre facile\u201d, raconte-t-il. Il y avait beaucoup de propri\u00e9t\u00e9s \u00e0 vendre \u00e0 l\u2019\u00e9poque. Mais quand le march\u00e9 s\u2019est mis \u00e0 ralentir, la donne a chang\u00e9.\u2009\u00bb<\/p>\n<p>** Diff\u00e9rentes facettes<br \/>\n&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;<\/p>\n<p>Qu\u2019attendent les courtiers du coaching? Les besoins diff\u00e8rent presque autant que les profils des personnes accompagn\u00e9es. Pour ses rencontres individuelles, Samir Bachir s\u2019appuie sur cinq piliers: \u00e9tat d\u2019esprit, gestion organisationnelle, relation avec le client, gestion du stock et habilet\u00e9s de vente.<\/p>\n<p>\u00abJe dis toujours que si je vous accompagne pendant cinq ans, plus de la moiti\u00e9 du temps va \u00eatre consacr\u00e9e \u00e0 la gestion organisationnelle, pr\u00e9cise-t-il. Le mod\u00e8le d\u2019affaires \u00e9volue constamment, les saisons changent, l\u2019inventaire fluctue, la demande aussi. La vraie question devient alors: comment s\u2019adapter et mieux travailler?\u00bb<\/p>\n<p>Son entreprise a d\u00e9velopp\u00e9 un programme d\u2019analyse de performance, l\u2019OseAnalyzer, qui permet de mesurer les indicateurs cl\u00e9s du mod\u00e8le d\u2019affaires d\u2019un courtier.<\/p>\n<p>\u00ab\u2009Si vous entrez dans la vente demain matin et me dites: \u201cSamir, je veux faire tant d\u2019argent ou tant de transactions\u201d, nous allons d\u00e9cortiquer \u00e7a ensemble\u00bb, indique-t-il. Si quelqu\u2019un vise par exemple 800\u2009000\u2009$ par an, en r\u00e9alit\u00e9, cela se traduit par 90 transactions, explique-t-il. Derri\u00e8re chacune se cachent 60 inscriptions ainsi qu\u2019un certain nombre de rendez-vous, de contacts et de suivis.<\/p>\n<p>Chaque semaine, le coach d\u00e9termine donc pr\u00e9cis\u00e9ment sur quoi travailler, en tenant compte du style, de la personnalit\u00e9 et des besoins de la personne coach\u00e9e.<\/p>\n<p>** Agir de mani\u00e8re m\u00e9thodique<br \/>\n&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;&#8212;<\/p>\n<p>Pour Maxime Lafreni\u00e8re, courtier immobilier pour Sotheby\u2019s \u00e0 Montr\u00e9al, l\u2019id\u00e9al est d\u2019appliquer quotidiennement ce qu\u2019on apprend avec son coach.<\/p>\n<p>\u00abJ\u2019ai utilis\u00e9 un service de coaching pendant une ann\u00e9e ou deux en d\u00e9but de carri\u00e8re, mentionne-t-il. \u00c7a m\u2019a donn\u00e9 beaucoup de petites astuces et d\u2019id\u00e9es pour g\u00e9rer certains dossiers ou clients, et pour faire de la prospection. Une fois la base acquise, un bon courtier va \u00eatre capable de prendre les id\u00e9es g\u00e9n\u00e9rales du coaching et de les appliquer \u00e0 sa fa\u00e7on.\u00bb<\/p>\n<p>David Bourgon ajoute qu\u2019un courtier performant est avant tout un entrepreneur m\u00e9thodique.<\/p>\n<p>\u00abCe n\u2019est pas seulement un bon n\u00e9gociateur qui sait g\u00e9rer les attentes, indique-t-il. C\u2019est aussi un entrepreneur disciplin\u00e9: peu importe ton talent de vendeur, si tu es mauvais en gestion du temps, tu es hors-jeu. Sans structure d\u2019entreprise, sans savoir g\u00e9rer ton \u00e9quipe ou d\u00e9velopper une strat\u00e9gie marketing efficace, la t\u00e2che devient rapidement difficile. C\u2019est l\u00e0 que les coachs entrent en jeu, en apportant des outils et des m\u00e9thodes qu\u2019on n\u2019apprend pas n\u00e9cessairement \u00e0 l\u2019\u00e9cole.\u00bb<\/p>\n<p>La cl\u00e9 pour obtenir un coaching enrichissant, c\u2019est de d\u00e9nicher le coach qui saura r\u00e9pondre exactement \u00e0 ses besoins, estime Martin Simard, courtier immobilier agr\u00e9\u00e9 et directeur d\u2019agence \u00e0 Royal LePage Vall\u00e9e de l\u2019Outaouais.<\/p>\n<p>\u00abIl faut vraiment qualifier ce qu\u2019on veut, croit-il. On peut vouloir am\u00e9liorer sa structure d\u2019entreprise, sa discipline, ses conversions ou sa croissance. Il faut simplement d\u00e9terminer comment atteindre ses objectifs et s\u00e9lectionner la personne qui saura nous guider au bon endroit.\u00bb<\/p>\n<p>Martin Simard distingue le v\u00e9ritable coaching du simple transfert d\u2019exp\u00e9rience entre courtiers immobiliers. \u00ab\u2009J\u2019ai toujours aid\u00e9 mes \u00e9quipes de courtiers, mais ce n\u2019est pas du coaching, dit-il. Les courtiers immobiliers \u00e9tant, en quelque sorte, \u00e0 la t\u00eate de leur propre entreprise, ils recourent aux services d\u2019un coach pour faire fleurir leurs affaires.<\/span><\/strong><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">\u00ab\u2009Auparavant, le coaching n\u2019existait pas dans notre industrie, dit le pr\u00e9sident d\u2019OSE Coaching, Samir Bachir. Il y a 17 ans, quand j\u2019ai fond\u00e9 l\u2019entreprise avec ma conjointe, Diane Mignault, je devais courir apr\u00e8s les gens pour leur expliquer pourquoi ils en avaient besoin.\u2009\u00bb<\/span><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">Aujourd\u2019hui, OSE Coaching accompagne individuellement 250 courtiers et offre chaque ann\u00e9e des formations de groupe \u00e0 un millier de participants. L\u2019entreprise, dont le si\u00e8ge social est situ\u00e9 \u00e0 Laval, organise aussi un \u00ab\u2009camp d\u2019entra\u00eenement\u2009\u00bb annuel qui r\u00e9unit entre 500 et 600 courtiers, avec lesquels elle peaufine essentiellement leur plan d\u2019affaires.<\/span><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">Sa client\u00e8le est compos\u00e9e de courtiers qui arrivent dans le m\u00e9tier et qui veulent percer dans la profession, d\u2019entrepreneurs exp\u00e9riment\u00e9s qui se disent fatigu\u00e9s et de dirigeants d\u2019agence avec lesquels OSE Coaching travaille sur le recrutement et la r\u00e9tention.<\/span><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">Le courtier et pr\u00e9sident de la Chambre immobili\u00e8re Estrie-Mauricie-Centre du Qu\u00e9bec, David Bourgon, estime que la tendance du coaching a pris beaucoup d\u2019ampleur depuis la fin de la derni\u00e8re \u00ab\u2009ru\u00e9e vers l\u2019or\u2009\u00bb.<\/span><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">\u00ab\u2009Durant la pand\u00e9mie, il y a eu un paquet de nouveaux, des personnes qui voyaient les courtiers aller et qui se sont dit: \u201cJe vais devenir courtier, \u00e7a va \u00eatre facile\u201d, raconte-t-il. Il y avait beaucoup de propri\u00e9t\u00e9s \u00e0 vendre \u00e0 l\u2019\u00e9poque. Mais quand le march\u00e9 s\u2019est mis \u00e0 ralentir, la donne a chang\u00e9.\u2009\u00bb<\/span><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<h3 class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">Diff\u00e9rentes facettes<\/span><\/h3>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">Qu\u2019attendent les courtiers du coaching? Les besoins diff\u00e8rent presque autant que les profils des personnes accompagn\u00e9es. Pour ses rencontres individuelles, Samir Bachir s\u2019appuie sur cinq piliers: \u00e9tat d\u2019esprit, gestion organisationnelle, relation avec le client, gestion du stock et habilet\u00e9s de vente.<\/span><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">\u00abJe dis toujours que si je vous accompagne pendant cinq ans, plus de la moiti\u00e9 du temps va \u00eatre consacr\u00e9e \u00e0 la gestion organisationnelle, pr\u00e9cise-t-il. La vraie question devient alors: comment s\u2019adapter et mieux travailler?\u00bb<\/span><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">Son entreprise a d\u00e9velopp\u00e9 un programme d\u2019analyse de performance, l\u2019OseAnalyzer, qui permet de mesurer les indicateurs cl\u00e9s du mod\u00e8le d\u2019affaires d\u2019un courtier.<\/span><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">\u00ab\u2009Si vous entrez dans la vente demain matin et me dites: \u201cSamir, je veux faire tant d\u2019argent ou tant de transactions\u201d, nous allons d\u00e9cortiquer \u00e7a ensemble\u00bb, indique-t-il. Si quelqu\u2019un vise par exemple 800\u2009000\u2009$ par an, en r\u00e9alit\u00e9, cela se traduit par 90 transactions, explique-t-il. Derri\u00e8re chacune se cachent 60 inscriptions ainsi qu\u2019un certain nombre de rendez-vous, de contacts et de suivis.<\/span><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">Chaque semaine, le coach d\u00e9termine donc pr\u00e9cis\u00e9ment sur quoi travailler, en tenant compte du style, de la personnalit\u00e9 et des besoins de la personne coach\u00e9e.<\/span><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<h3 class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">Agir de mani\u00e8re m\u00e9thodique<\/span><\/h3>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">Pour Maxime Lafreni\u00e8re, courtier immobilier pour Sotheby\u2019s \u00e0 Montr\u00e9al, l\u2019id\u00e9al est d\u2019appliquer quotidiennement ce qu\u2019on apprend avec son coach.<\/span><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">\u00abJ\u2019ai utilis\u00e9 un service de coaching pendant une ann\u00e9e ou deux en d\u00e9but de carri\u00e8re, mentionne-t-il. \u00c7a m\u2019a donn\u00e9 beaucoup de petites astuces et d\u2019id\u00e9es pour g\u00e9rer certains dossiers ou clients, et pour faire de la prospection. Une fois la base acquise, un bon courtier va \u00eatre capable de prendre les id\u00e9es g\u00e9n\u00e9rales du coaching et de les appliquer \u00e0 sa fa\u00e7on.\u00bb<\/span><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">David Bourgon ajoute qu\u2019un courtier performant est avant tout un entrepreneur m\u00e9thodique.<\/span><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">\u00abCe n\u2019est pas seulement un bon n\u00e9gociateur qui sait g\u00e9rer les attentes, indique-t-il. C\u2019est aussi un entrepreneur disciplin\u00e9: peu importe ton talent de vendeur, si tu es mauvais en gestion du temps, tu es hors-jeu. Sans structure d\u2019entreprise, sans savoir g\u00e9rer ton \u00e9quipe ou d\u00e9velopper une strat\u00e9gie marketing efficace, la t\u00e2che devient rapidement difficile. C\u2019est l\u00e0 que les coachs entrent en jeu, en apportant des outils et des m\u00e9thodes qu\u2019on n\u2019apprend pas n\u00e9cessairement \u00e0 l\u2019\u00e9cole.\u00bb<\/span><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">La cl\u00e9 pour obtenir un coaching enrichissant, c\u2019est de d\u00e9nicher le coach qui saura r\u00e9pondre exactement \u00e0 ses besoins, estime Martin Simard, courtier immobilier agr\u00e9\u00e9 et directeur d\u2019agence \u00e0 Royal LePage Vall\u00e9e de l\u2019Outaouais.<\/span><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">\u00abIl faut vraiment qualifier ce qu\u2019on veut, croit-il. On peut vouloir am\u00e9liorer sa structure d\u2019entreprise, sa discipline, ses conversions ou sa croissance. Il faut simplement d\u00e9terminer comment atteindre ses objectifs et s\u00e9lectionner la personne qui saura nous guider au bon endroit.\u00bb<\/span><\/p>\n<p class=\"mcePastedContent\"><\/p>\n<p class=\"mcePastedContent\"><span style=\"color:rgb(0, 0, 0);\">Martin Simard distingue le v\u00e9ritable coaching du simple transfert d\u2019exp\u00e9rience entre courtiers immobiliers. \u00ab\u2009J\u2019ai toujours aid\u00e9 mes \u00e9quipes de courtiers, mais ce n\u2019est pas du coaching, dit-il.
