La plupart des gens en affaires, et oui cela inclut les courtiers, arrivent \u00e0 peine \u00e0 g\u00e9rer leur temps. Ils sont souvent d\u00e9bord\u00e9s et se font d\u00e9barquer de leur c\u00e9dule par toutes sortes d\u2019urgences.<\/p>\n<p>\u00c0 a priori, est-ce que toute urgence est de nature prioritaire? L\u2019on pourrait dire bien s\u00fbr, puisqu\u2019il faut adresser prestement un cas. D\u2019accord, reposons la question diff\u00e9remment; est-ce que toutes les t\u00e2ches urgentes sont ou \u00e9taient de nature prioritaire? La r\u00e9ponse est bien s\u00fbr que non. Regardons la d\u00e9finition du mot urgence : Caract\u00e8re de ce qui est urgent, de ce qui requiert une action, une d\u00e9cision imm\u00e9diate.<\/p>\n<p>La plupart des urgences en immobilier ne sont pas de nature inattendue et n\u2019\u00e9taient pas initialement graves. Importantes, oui, graves, non. Elles requi\u00e8rent une attention imm\u00e9diate parce que la gestion en est une de crise. Oui bien s\u00fbr, il existe bien des situations o\u00f9 il est vraiment question d\u2019urgence, ce n\u2019est pas de celles-ci dont je parle. Mon point est que la plupart des courtiers sont trop souvent en r\u00e9action \u00e0 cause d\u2019une gestion inefficace.<\/p>\n<p>En tant que courtier, votre travail consiste \u00e0 g\u00e9n\u00e9rer de la nouvelle business et cela chaque semaine. En plus, vous devez g\u00e9rer la business existante; c\u2019est-\u00e0-dire g\u00e9rer les contrats de courtage, les Promesses d\u2019Achat en cours, les inspections, les demandes de visites, etc. Un vrai tourbillon! Comment faire pour \u00e9tablir une c\u00e9dule fonctionnelle et efficace avec toutes ces distractions l\u00e9gitimes?<\/p>\n<p>En v\u00e9rit\u00e9, vous pouvez planifier la plus grande partie de vos activit\u00e9s \u00e0 l\u2019avance\u2026 et respecter les \u00e9ch\u00e9ances. Voici quelques trucs qui fonctionnent :<\/p>\n<p>1. Bloquez imm\u00e9diatement votre journ\u00e9e de cong\u00e9 afin de la respecter ;<br \/>\n2. Identifiez ce qui doit absolument \u00eatre r\u00e9alis\u00e9 \u00e0 la fin de chaque jour ;<br \/>\n3. Planifiez \u00e0 l\u2019avance et c\u00e9dulez vos activit\u00e9s r\u00e9currentes ;<br \/>\n4. Divisez votre journ\u00e9e en AM, PM et soir ;<br \/>\n5. D\u00e9terminez ce qui sera fait dans chacune des trois parties.<\/p>\n<p>Pour la plupart des courtiers, l\u2019avant-midi est une p\u00e9riode o\u00f9 l\u2019\u00e9nergie est \u00e0 son plus haut, \u00e9galement, c\u2019est une p\u00e9riode o\u00f9 il y a moins de distractions (moins d\u2019appels entrants). C\u2019est le moment id\u00e9al pour faire sa prospection et ses suivis. Autrement dit: c\u2019est une excellente p\u00e9riode pour g\u00e9n\u00e9rer de la nouvelle business. Ne la gaspillez pas \u00e0 faire de l\u2019administration.<\/p>\n<p>Le soir est la p\u00e9riode id\u00e9ale pour rencontrer des clients, faire des visites et des pr\u00e9sentations, n\u00e9gocier des Promesses d\u2019Achat et\u2026 prospecter une heure ou deux, si vous n\u2019avez pas de client.<\/p>\n<p>Vous comprendrez que c\u2019est dans l\u2019apr\u00e8s-midi que vous pourrez effectuer vos saisies \u00e0 la source, votre paperasse, la pr\u00e9paration de vos EMC. Bref, la pr\u00e9paration.<\/p>\n<p>Mon exp\u00e9rience de plus de 30 ans dans la vente immobili\u00e8re et l\u2019exp\u00e9rience de milliers de courtiers qui suivent cette recette vous assurent que si vous utilisez cette formule, vous aurez bien moins d\u2019urgences \u00e0 traiter, car les activit\u00e9s seront g\u00e9r\u00e9es par priorit\u00e9.
